The project consisted of a five story residence hall with 606 beds. The lower levels include a new commercial kitchen and student activity spaces for the 3,000 residents on Washington University’s South 40 campus.The student activity spaces within the building included retail shops, an auditorium, and a fitness center which fronted the new plaza. The 50,000-square foot food service included a new kitchen and servery presented as individually themed restaurants.
The heating hot water, chilled water, domestic water, fire water, natural gas and fuel oil services were connected to the underground utility loop. icon Mechanical installed the campus wide utility services during a previous $4 million dollar utility project. The individual dormitory suites were served by four-pipe fan coil units with outside air ducted to each room from an energy recovery outside air unit.
Two 1,500-MBH steam boilers were installed to provide steam for the kettles and dishwashers in the kitchen. The new dining facility’s operations introduced new sustainable practices including energy efficient hoods to reduce energy consumption.
icon Mechanical led the drawing coordination effort for this project and oversaw the efforts of the MEP/FP as well as the structural framing subcontractor to ensure the work of all trades could be installed without conflict. icon also presented value engineering options to the engineer and Washington University during the coordination process. The project was completed ahead of schedule.
