icon Mechanical served as the Mechanical Contractor for the existing 3-story, concrete framed, LEED GOLD certified laboratory and research facility. This $84 million renovation features over 190,000 square feet of tenant lease space for research and technology related jobs, with 89,000 square feet of pre-leased at the start of the project. From the start, icon identified several alternative designs that could result in an initial cost savings of up to $750,000.
The building was divided into different jobs by floor, as each floor was finished out in accordance with desired tenant requirements. icon’s work consisted of the core and shell of the project in 2012, as well as the first and third floor tenant finishes in 2013, which currently house a variety of conference rooms, training facilities, and office space. In late 2013, icon was awarded with finishing out the second floor for the occupancy of the Cambridge Innovation Center (CIC), which will also consist of leasable office space and conference rooms for start-up businesses to rent.
icon Mechanical was responsible for designing and installing all HVAC, hot and chilled water supply, chillers, boilers, supply and return ductwork, piping, roof top units, and cooling towers. Special considerations were made in the design to be flexible with various future tenant space requirements, including 3 RTU’s per floor located centrally in the main building. This eliminated all roof top duct by locating the RTU’s over riser shafts and plenum curbs.
icon worked directly with the engineer to develop alternate savings ideas which were then incorporate into the BIM design. Icon ran the BIM 3D coordination for the project. This included coordination meetings with the other subcontractors and running the clash detection.
