icon Mechanical served as prime contractor for the two-story central utility plant (CUP) penthouse atop BJC's new patient tower, self-managing every trade and delivering a fully prefabricated, turnkey mechanical plant. Working as the design-assist contractor, icon generated the construction documents and led the BIM process for all trades, so the last area of the building to be constructed was the first to be fully designed.

By fabricating the major systems in modules and setting the equipment before the penthouse was even erected, icon brought chilled water online in just six months.

Scope of Work

As Prime Contractor, icon managed all trades:

  • Structural steel — design, fabrication, and erection
  • Electrical
  • Carpentry / drywall
  • Concrete, masonry, and painting
  • Plumbing and mechanical

Design-Assist & Preconstruction

  • Generated all penthouse construction documents
  • Led BIM coordination across every trade
  • Designed core hospital systems early and bid the work as a prefabricated penthouse, enabling construction to begin a year before the building's roof.

Modular Fabrication & Installation

  • Prefabricated mechanical systems consisting of over 700 feet of 24” welded piping
  • (8) shop-fabricated pump skids
  • 20+ pipe racks and modules
  • Chillers, boilers, pumps, and pipe racks set in roughly two weeks; only final equipment connections completed in the field
  • Equipment and pipe skids set before the penthouse was erected, with the structure built around the plant

HVAC Systems

  • Chillers – Trane Centrifugal, four combined 5200 tons
  • Cooling Tower – Marley, six combined 5200 tons
  • Boilers – Fulton condensing dual fuel boilers, Six Combined for 36000 MBH
  • Steam driven humidification
  • Custom AHU’s – Ventrol, four AHU’s consisting of 34 sections
