icon Mechanical delivered the mechanical scope for this five-story, 606-bed residence hall on Washington University's South 40 campus, serving the area's 3,000 residents. The lower levels added student activity spaces along with a 50,000 SF food-service hall presented as individually themed restaurants. icon also led the drawing-coordination effort for the project, completing it ahead of schedule.

Scope of Work

HVAC & Plumbing

  • Four-pipe fan coil units serving the individual dormitory suites
  • Outside air ducted to each room from an energy-recovery outside-air unit
  • Building services — heating hot water, chilled water, domestic water, fire water, natural gas, and fuel oil — tied into the underground utility loop icon had installed under a previous $4M campus-wide utility project

Food Service (50,000 SF)

  • New commercial kitchen — themed-restaurant concept
  • (2) 1,500-MBH steam boilers serving the kitchen kettles and dishwashers
  • Energy-efficient hoods introduced as a new sustainable practice to cut energy use

Coordination & Value Engineering

  • Led the drawing-coordination effort
  • Oversaw the MEP/FP and structural-framing subcontractors to ensure conflict-free installation
  • Presented value-engineering options n University during coordination
